"LEAKY CONDO" is synonymous with the word mould. The problem with moulds is threefold:

• in concentrated numbers they cause an allergic reaction in some people;
• the spores are invisible to the naked eye; and
• by the time an air sample is taken, the spores may have finished their
  germination cycle, resulting in a false negative test result. This increases
  the difficulty in determining the source of allergic reaction.

The mould issue has been tricky for regulatory authorities to deal with. This is because two people will react differently to the same exposure of mould spores. While one person might not show any sign of discomfort, the next person might demonstrate immediate flu-like symptoms. But one thing is certain, if the building envelope or any other part of the building leaks, and there is a source of cellulose, mould spores will proliferate.
